What a proper panel joint looks like

A precast joint isn't just filled — it's built: joint faces cleaned and primed where required, closed-cell backer rod set to give the correct sealant depth-to-width ratio, sealant gunned in full contact with both faces, and tooled to a smooth, uniform finish. Get any of those wrong and the joint fails early — it tears, de-bonds or lets water in. That detail is the difference between a caulker and an experienced panel caulker. Why do precast panel joints need caulking?

Precast and tilt-up panels move — thermally and structurally — so the joints between them must be sealed with a flexible weatherproof sealant. An unsealed or failed joint lets water into the building and can stain or damage the panels. Caulking is what makes the panel facade weathertight.

What sealant is used on precast panels?

Typically a polyurethane or hybrid polymer sealant designed for concrete joint movement, installed over a closed-cell backer rod at the correct width-to-depth ratio. We mostly install Pasco and APTC systems, plus Soudal, Bostik and Sika, and follow the product's data sheet.

How much does precast panel caulking cost?

It depends on lineal metres of joint, joint width, height access (EWP or scaffold), and the sealant specified. Send panel counts or drawings through the quote form and we'll price it free.

When in the build should panel caulking happen?
