What a proper panel joint looks like
A precast joint isn't just filled — it's built: joint faces cleaned and primed where required, closed-cell backer rod set to give the correct sealant depth-to-width ratio, sealant gunned in full contact with both faces, and tooled to a smooth, uniform finish. Sealant & joint sizing
What sealant is used on precast panel joints, and how wide should the joint be?
Precast and tilt panel joints are typically sealed with a polyurethane or hybrid (MS polymer) sealant over closed-cell backer rod, sized to a 2:1 width-to-depth ratio with a minimum 6 mm depth. Specified joint widths usually run 15–25 mm to absorb panel movement, with high-movement silicone used where the specification calls for up to ±50% capability.
Joint width should match the structural drawings or specification — an undersized joint overstresses the sealant and fails early, while an oversized one wastes material and can slump before it cures. As a guide, concrete moves roughly 10 × 10⁻⁶ per °C, so longer panel runs need wider joints to keep the sealant working within its rated movement class rather than tearing away from the concrete face (adhesive failure) or splitting through its own body (cohesive failure). Priming is done strictly to the sealant manufacturer's data sheet — some substrates and products need it, some don't, and skipping a required primer is one of the most common causes of early joint failure. Our precast joint sealing process
Every panel joint gets the same sequence, whether it's ten metres or a whole facade:
- Assess and measure — check joint widths against the drawings, note any panels out of tolerance, and confirm the sealant and backer rod specified.
- Clean the joint faces — strip dust, grout smears, mould-release residue and any loose or friable concrete back to a sound surface.
- Prime where required — apply primer strictly per the manufacturer's data sheet and allow the specified flash-off time before sealing.
- Set the backer rod — closed-cell foam rod installed at the depth needed for the correct width-to-depth ratio, never left loose or twisted.
- Gun and tool the sealant — full contact on both joint faces, no gaps or air pockets, tooled to a smooth, consistent line before it skins over.
- Cure and walk the line — allow proper cure time, then check every metre for full adhesion, consistent width and finish before handover to the builder.

Not every panel joint is the same — the sealant, backer rod and detail change depending on what the panel is meeting.

Signs a precast joint has failed
Panel joints don't usually fail without warning — these are the signs worth walking the facade for:
- Adhesive failure — the sealant has peeled cleanly away from one or both concrete faces, leaving a visible gap.
- Cohesive split — the sealant has torn through its own body, usually down the centre of the joint.
- Bubbling or blistering in the sealant surface, often from moisture or trapped gas during application.
- Staining below the joint — dark streaks or efflorescence on the panel face below a joint usually means water is getting through.
- Hardened, cracked or chalky sealant that's lost its flexibility and can no longer move with the panel.

Why do precast panel joints need caulking?
Precast and tilt-up panels move — thermally and structurally — so the joints between them must be sealed with a flexible weatherproof sealant. An unsealed or failed joint lets water into the building and can stain or damage the panels. Caulking is what makes the panel facade weathertight.
What sealant is used on precast panels?
