Caulking Maintenance Audits in Melbourne
Sealant is a wear item — every joint on your building is somewhere on a 10–20 year curve, and the expensive way to find out where is a leak. A Gapless maintenance audit maps your building's joints once a year: what's sound, what's ageing, what needs doing now, and what to budget for. Replace joints on your schedule, not the water's.
What the audit covers
A walk of every accessible sealant joint on the property, by caulkers with over 10 years installing exactly these joints — led by an engineering-trained director:
Facade & panel joints
Precast and tilt panel joints, cladding and ACP junctions, window and door perimeters — the building's rain barrier.
Balconies & wet areas
Balcony perimeters, shower and bathroom seals in common property — the leaks that end up in ceilings below.
Movement & floor joints
Expansion joints in slabs, car parks and walkways, and articulation joints in masonry.
You get a written condition summary with photos, joint by joint area: sound / ageing / failed, why, and the recommended action with quantities (joint types and lineal metres) — a document a committee can budget from and a tender can price from. Year two costs less than year one: the baseline is already mapped, and the audit becomes a comparison.
Found something urgent? Failures the audit uncovers link straight into our failure analysis if the cause needs diagnosing — and repairs can go to us or to any contractor. The findings are yours either way.
Why leaks are the expensive way to find a failed joint
Re-sealing a joint costs dollars per lineal metre. A joint that fails quietly and leaks costs the water damage first — plaster, flooring, mould remediation, an insurance excess, an owner dispute — and the re-seal second. Early-stage failure is visible a season or two before it leaks: hairline splits, edge de-bonding, hardened beads that no longer move. Catching joints in that window is the entire economics of a maintenance program, and it's what an experienced installer's eye is for.
For builders: QA hold-point checks during construction
The construction version of the audit: we inspect caulking — ours or another sub's — at the moment it can still be fixed cheaply, before render, paint or plasterboard covers it. Fire rated and acoustic joints especially: a defect found after lining costs many times more to open up, and it's exactly what surveyors and acoustic consultants look at. One visit per hold point, a short photographed punch list per visit, sequenced to your program.
- Pre-cover checks — head-of-wall, penetrations and junctions verified against the product's specification before they disappear behind linings.
- Pre-handover walk — every visible joint checked the way the client's defect inspector will check it (see also fit-out caulking).
- Second-opinion reviews — holding a re-seal quote or a remedial scope and want an experienced read on whether it's right-sized? We review scopes and quotes as a desk-plus-one-visit job.
Maintenance audits — frequently asked questions
What is a caulking maintenance audit?
A scheduled inspection — usually yearly — of a building's sealant joints: facade and panel joints, window perimeters, balconies, wet areas and car park joints. You get a written condition summary with photos: what's sound, what's ageing, what's failed, and what to budget for the coming year. Sealant is a wear item; auditing it is how you replace joints on your schedule instead of the water's.
How long does caulking last before it needs replacing?
A properly installed external joint typically lasts 10–20 years depending on sealant class, movement and sun exposure; wet-area silicone typically 5–10 years. Badly installed joints can fail within a year. An audit tells you where each part of your building actually sits on that curve, instead of guessing from its age.
Why audit instead of waiting for leaks?
Because a failed joint announces itself as water damage — plaster, carpet, mould, an insurance excess and an angry owner — long after the cheap moment to fix it has passed. Re-sealing a joint costs dollars per metre; repairing what the water did costs multiples of that. Early-stage failure (cracking, edge de-bonding) is visible to an experienced eye a season or two before it leaks.
Who is the audit for?
Owners' corporations and strata managers, facility and building managers, and commercial landlords. For builders we do a construction version: QA hold-point checks on caulking before it's covered by render, paint or linings — especially fire rated and acoustic joints, where a hidden defect costs many times more to open up and fix later.
What does a maintenance audit cost?
It depends on the building's size, joint count and access (ground level vs EWP). A single small block is a short visit; a large facade is a planned day. Tell us the building through the quote form and we'll price the audit free — and a repeat annual audit of the same building costs less than the first, because the baseline is already mapped.
Do you do the repairs the audit recommends?
We can — installation is our core trade — but you're not locked in. The findings are yours, quantified by joint type and lineal metres, ready to go to tender. Many clients use the audit precisely to keep their remedial tenders honest.
Do you provide compliance certificates?
No. We're experienced caulking specialists, not building surveyors or a certification body. The audit is a practical condition report — what we observed and what to do about it. Formal compliance sign-off stays with the credentialed professionals; our findings make briefing them faster.
