What caulking does a commercial fit-out actually need?

A commercial fit-out needs several different sealants, not one: sanitary silicone in wet areas, paintable acrylic or hybrid at painted junctions, neutral-cure silicone at glazing and stone, acoustic sealant at partition perimeters, and fire rated sealant wherever a fire-rated wall is penetrated. Getting the sealant matched to the junction — not just "some caulking" — is what makes the finish hold and pass the defect walk.

Fit-out caulking sits at the very end of the program, after joinery, glazing and most painting, and it's the layer a client's eye lands on first. Painted junctions want a paintable acrylic or hybrid sealant finished before the final coat; wet areas need a mould-resistant sanitary-grade silicone; glazing perimeters and stone benchtops want a neutral-cure silicone that won't stain or corrode the frame; acoustic sealant belongs at partition head, base and jamb to hold the wall's rating; and any penetration through a fire-rated wall needs a fire rated sealant system installed to the manufacturer's specification, not general-purpose silicone. Mixing these up is the single biggest cause of defects at handover.

Our process

How we sequence fit-out caulking

Fit-out caulking works best when it's scheduled around the other trades, not squeezed in after them. Here's the sequence we run on a typical commercial fit-out:

  1. Scope from drawings or a site walk-through. We work from your fit-out drawings where available, or walk the space with you to identify every junction type and rough it up into lineal metres.
  2. Sequence with painters and joiners. Paintable junctions are caulked before the final paint coat; sealant at joinery and stone is scheduled once those trades are fixed in place, so we're not caulking twice.
  3. Prep each junction. Old masking, dust and loose material removed; backer rod installed where the joint needs it; surfaces primed if the sealant manufacturer specifies it.
  4. Seal by area, with the right sealant per junction. Wet areas get sanitary silicone, glazing and stone get neutral-cure, partitions get acoustic sealant at the perimeter, fire-rated penetrations get the specified fire rated system.
  5. Tool and clean. Every line tooled to a consistent profile, excess sealant and masking removed, surrounding surfaces left clean for handover.
  6. Pre-handover check. We walk the job before your client does, so the caulking isn't the reason a defect list comes back.

Skin cure is usually around an hour; full cure typically takes 1–7 days depending on the sealant and joint size — worth knowing if trades need to work near a fresh joint before handover.
