It depends on lineal metres of joint, joint width and depth, access (ground level vs EWP or scaffold), whether old sealant must be removed first, and the sealant system required. We don't publish standard rates because no two jobs are the same — send the details and we'll price yours free.

We are experienced fire rated caulkers with over 10 years in the trade — not a certification body. We install fire rated sealant systems to the manufacturer's specifications; formal sign-off of passive fire systems is done by your project's building surveyor or fire engineer, and we don't issue compliance documentation.

Mostly Pasco and APTC systems, plus Soudal, Bostik and Sika — covering neutral-cure silicones, polyurethanes, hybrid polymers, sanitary-grade silicones and fire rated sealants. If your specification names a product, we install that product.

Silicone stays very flexible and handles UV and wet areas well, but can't be painted. Polyurethane is tough, paintable and suits concrete and trafficked joints, but degrades faster in UV. Hybrid (MS polymer) sealants combine most of both: paintable, UV-stable and flexible. The right choice depends on the joint — that's part of what you're paying an experienced caulker for.

Most sealants skin within an hour and cure at roughly 2–3 mm of depth per day, so a typical joint reaches full cure in 1 to 7 days depending on the product, joint depth, temperature and humidity. Wet areas can usually be used once the sealant has fully cured — check the product's data sheet or ask us for the specific job.

A properly installed external joint typically lasts 10–20 years depending on the sealant class, movement and exposure; wet-area silicone in a used bathroom typically lasts 5–10 years before it should be renewed. Poorly installed caulking — wrong depth, no backer rod, unclean surfaces — can fail within a year, which is why installation matters more than the tube.

Backer rod is a foam rod pushed into the joint before sealing. It sets the correct sealant depth, prevents the sealant bonding to the back of the joint (which causes tearing), and saves sealant. Deep joints sealed without it usually fail early — it's one of the first things we check when asked to fix another installer's work.

Yes. We cut out failed or mouldy sealant, clean and prepare the joint, and re-seal it with the right system. A large share of our work is re-doing joints that were done badly the first time.
