Market ranges for Melbourne, 2026 — what jobs typically land at, not a rate card. Every real quote is priced from the actual joints, quantities and access.
What moves a caulking price
- Lineal metres. Setup and travel cost the same for 20 m as for 500 m, so the rate per metre drops as the quantity grows. This is why precast sites get sharper rates than one balcony.
- Joint width & depth. Sealant is bought by the millilitre: a 25 × 12 mm joint uses roughly four times the material of a 10 × 8 mm joint — and needs backer rod sized to it. (Work it out on our sealant calculator.)
- Access. Ground-level work is the base case. EWP, scaffold or harness work adds equipment and time — facade rates carry that.
- The sealant system. General silicone, PU for movement joints, fire rated systems, acoustic sealant — the material and the certification behind it are priced into the metre rate.
- Preparation. New construction joints are clean. Cutting out failed or mouldy sealant first can double the labour on a re-caulk.
- Program pressure. Handover-week fit-out caulking at short notice costs more than work booked with 1–2 weeks' lead time, which is our normal booking window.
Three worked examples
Townhouse precast joints
120 lineal metres of panel joints, ground level plus ladder work, PU with backer rod.
Typically lands: $1,080 – $1,800 ex GST. Clean access and a decent quantity keep it toward the middle.
Fire rated service penetrations
Apartment corridor: 60 m of fire rated joints plus penetrations, installed to the tested system with documentation.
Typically lands: $600 – $1,500 ex GST. The system and the paperwork are what you are paying for — this is the work that passes inspection.
Bathroom re-caulk
One bathroom: shower, bath and vanity, old sealant cut out, sanitary silicone installed.
Typically lands: $250 – $550. Small jobs are call-out priced — bundling two bathrooms on one visit is better value.

How much does caulking cost per metre?
$5–$12/m for straightforward internal work; $8–$15/m for acoustic joints; $9–$15/m for precast and expansion joints; $10–$25/m for fire rated and facade work. Minimum call-outs of $250–$450 apply to small jobs.
Why won't anyone give me a flat rate over the phone?
Because the same 100 metres can be a two-hour ground-level run or a two-day EWP job. A photo and rough metres get you a real number fast — that's exactly what our quote form asks for.
Is caulking priced per metre or per job?
Commercial: per lineal metre by joint type. Residential and small jobs: per job, because the call-out minimum dominates.
Why is fire rated caulking more expensive?
It's installed as a tested system — sealant, depth, backing and wall type all matched and documented so it passes inspection. You're paying for a certified fire barrier, not a bead of silicone.
What should a quote include?
Joint preparation, backer rod where the joint needs it, the named sealant system, colour matching, and site compliance (insurance, SWMS). If a cheap quote doesn't mention backer rod or the system, that's where the difference is.
Do bigger jobs get better rates?
Yes — quantity is the biggest single lever on the metre rate. If you have several buildings or stages, price them together.
