Understanding brick joints
What is an articulation joint and why must it be caulked, not mortared?
An articulation joint is a deliberate vertical gap built into brick or block walls so the wall can move with foundation, temperature and moisture changes without cracking. It must be filled with flexible sealant over a backer rod — brick caulking — never mortar, which locks the joint rigid and forces the crack elsewhere.
Brick veneer and full masonry walls expand, contract and settle a little all the time. Give that movement an articulation joint to work with and the wall stays sound; mortar the joint solid instead — which happens more often than it should, usually by habit rather than intent — and the wall has nowhere left to move except through a brick or a mortar line somewhere else, which is where the crack turns up.
Spacing isn't a fixed rule — it's commonly somewhere around 6 m centres, closer near openings, corners and changes in wall height, but the actual layout should follow your engineer's or bricklayer's detail for the job. Where a project has a specified layout, we seal to it.
On the engineering: our director's background is in civil/structural engineering, which helps in reading a joint layout and picking a suitable sealant for the movement involved — but we're not registered engineers and don't issue engineering sign-off. That stays with your project engineer.

Our process
How we caulk brick articulation joints
Whether it's a new build or a re-seal of joints that have failed or were mortared by mistake, the brick caulking steps stay the same — get the prep right and the sealant lasts.
- Assess and mark out. Walk the wall, identify which joints need new sealant and which need cutting out first, and check colour requirements against the brick.
- Cut out failed or mortared joints. Grind or rake out old mortar, cracked or de-bonded sealant, and debris back to sound brick and block faces.
- Clean and prepare. Dust, laitance and loose material removed from both joint faces; primer applied where the sealant manufacturer's data sheet calls for it.
- Install backer rod. Closed-cell rod sized to the joint controls the depth-to-width ratio and stops three-sided adhesion, so the sealant can actually stretch.
- Gun the sealant. A colour-matched polyurethane or hybrid sealant — mostly Pasco and APTC, plus Soudal, Bostik and Sika — installed to that product's published specification.
- Tool and finish. The bead tooled to a smooth, slightly concave profile that sheds water and sits into the brick joint lines instead of standing proud of them.

Brick caulking covers more than the vertical articulation joint. A masonry wall has several joint types, and not every gap gets sealed the same way — or sealed at all.

Signs your brick joints need attention
- Cracking through brick or mortar starting at or near a joint.
- Hard, chalky or cracked sealant that's peeling away from the brick face.
- A joint mortared solid instead of left flexible.
- Daylight, draughts or water visible through a gap.
- Damp patches or staining on the inside face near a joint line.
- Cracking that keeps returning after patching or painting over it.
