Free Caulking Downloads for Builders, Site Managers & Estimators
Three working documents from Gapless, Melbourne's specialist caulking contractor: a sample inspection report so you know what you'd get, the handover checklist we check our own work against, and a take-off sheet that turns a joint list into cartridges and metres. Name and phone, and the download is yours.

Sample Caulking Inspection Report
See exactly what you get from a Gapless inspection before you book one: a 10-finding sample with failure modes and likely causes, photo log, priority-ranked repair scope with lineal metres and sealant class per joint type, and a next-steps table for the owners corporation.
For: Builders, strata and facility managers with a leak or failing joints
PDF, 2 pages
Pre-Handover Caulking Checklist
The 39-point check we run on our own work: joint prep, movement joints, fire-rated penetrations, acoustic perimeters, facade and wet areas, finish and handover records. Pass / fail / N/A per item, numbered so defects can be cited. Print it, tick it, keep it in the job file.
For: Site managers and foremen before the client walk-through
Excel, 3 sheets
Caulking Joint Take-off Sheet
List joints by type, width, depth and length; the sheet gives total metres, litres, cartridges, sausages and backer rod size, with a summary by joint type for your tender.
For: Estimators pricing a job
Why we give these away
Most caulking problems we're called to fix were avoidable: a joint sealed over dust, no backer rod, mortar in an articulation joint, a fire-rated penetration nobody labelled. The checklist stops those before handover. The sample report shows what an honest inspection looks like before you pay for one. The take-off sheet means your estimator and ours are counting the same metres.
None of these is a certificate. Gapless are experienced installers — we work to the manufacturer's data sheet and the project specification; compliance sign-off stays with your building surveyor. What we can promise is that the documents reflect how we actually run a job: SWMS, SDS and insurance certificate supplied before every start, product recorded against every joint.
Working the numbers right now? The sealant calculator and expansion joint calculator run in the browser, and the cost guide gives Melbourne market ranges per metre. Need the joints inspected rather than a document? See caulking inspections & failure analysis.

Need the caulking done, not just checked?
Tell us the suburb and roughly what needs sealing — we'll come back with a price or a call to clarify. Quotes are free; we typically book with 1–2 weeks' notice.
