Precast Panel Joint Sealing: What Good Looks Like

The joints are the only part of a precast facade that has to flex, and the only part standing between the weather and the inside of the building. Here's how a panel joint should be built — and the failure signs that tell you one wasn't.

What are the steps of a proper panel joint?

  1. Preparation. Joint faces cleaned of laitance, dust and release agents; primed where the sealant's data sheet requires it. Sealant bonds to what it touches — if that's dust, the joint fails.
  2. Backer rod. Closed-cell rod sized larger than the joint, set to a consistent depth. It controls the sealant's depth-to-width ratio and prevents three-sided adhesion, which lets the sealant stretch as panels move.
  3. Sealant. A polyurethane or hybrid sealant rated for concrete movement, gunned in full contact with both joint faces — we mostly install Pasco and APTC systems, plus Soudal, Bostik and Sika.
  4. Tooling. The bead tooled to a smooth, slightly concave profile that presses the sealant onto the bond faces and sheds water.

Why does depth-to-width ratio matter?

A sealant bead that's too deep can't stretch — it tears itself or rips off the concrete as the panels move. Too shallow and there isn't enough material to survive weathering. The backer rod is what sets this ratio; a joint sealed without one is a joint set up to fail, and it's the first thing we look for when we're asked to price re-sealing failed work.

What do failed panel joints look like?

  • Adhesive failure — the bead has peeled cleanly off one face: poor prep or no primer.
  • Cohesive failure — the bead has split down the middle: wrong ratio or a sealant that couldn't handle the movement.
  • Wrinkled or bubbled beads — sealed in the wrong conditions or over damp concrete.
  • Water staining inside below joint lines — the joint has already let water past; fix the joint before the damage spreads.

When should panel joints be re-sealed?

A properly installed external polyurethane joint typically gives 10–20 years depending on exposure and movement. If your building's joints are cracking, peeling or past that age, re-sealing is cheap insurance against water damage: the old sealant is cut out, joints re-prepped, and re-sealed as above.
